The water from a washer is not always clean. Which part failed decides how the cleanup should go.

First, stop the water

Close the two valves behind the washer, the hot and cold supply. If you cannot reach them, shut the home's main. Unplug the machine only if the outlet is dry and nothing is standing in the way.

The kind of leak decides what happens next. A supply hose delivers clean water. A drain line and an overflow deliver water that has been through the machine, and that is a different category.

Hose failure, drain discharge and overflow compared

Based on IICRC S500 categories, a clean supply is Category 1 and washer discharge is Category 2, also called gray water.

Type of leakWater categoryTypical cleanupWhat to watch for
Supply hose failureCategory 1 (clean) at firstExtraction, drying of floor and wall baseWater running for hours while you were away can spread to other rooms
Drain hose or standpipe dischargeCategory 2 (gray)Extraction, cleaning, and removal of wet pad or porous finishesCategory 2 left over 48 hours may become Category 3
Machine overflow or clogCategory 2 (gray)Extraction, drying and cleaning of surfacesSoap film, lint and odor in cracks and baseboards

When a supply leak runs long, the water can pick up contamination from flooring and dust, so crews assess the category on site rather than assume.

The 48-hour rule

Gray water left standing for more than 48 hours can turn into Category 3, and the EPA advises drying water-damaged areas within 24 to 48 hours to prevent mold. Drywall and insulation that stay wet over 72 hours are generally removed. Treat a washer leak as time sensitive even if the room seems dry on top.

How to clean up a washer leak

  1. Remove the water

Use a wet vacuum on hard floors. Carpet and pad hold more water than they show and usually need extraction units.

  2. Pull the machine out if you can

Moving the washer lets you see the wall and floor behind it. Do not lift a full machine alone.

  3. Check the wall base and the room next door

Water travels under baseboards and into adjoining rooms. A moisture meter finds wet drywall and subfloor that look fine.

  4. Clean affected surfaces

Gray water should be cleaned, not just dried. Wash hard surfaces with detergent and hot water, then dry them.

  5. Dry the structure

Air movers and dehumidifiers run until readings match dry reference points. Porous items such as wet padding are generally discarded.

What gets wet behind and under a washer

Floor and subfloor

Vinyl and tile can hide water that sits under the surface. Moisture meters check what lies beneath.

Wall base and baseboards

Drywall wicks water upward from the bottom edge, often an inch or two above the visible line.

Cabinets and shelving

Laundry cabinets and particleboard shelves swell and rarely recover once soaked.

Adjoining rooms

Water follows the flooring into hallways and closets, and soaks under thresholds.

HOA and multi-unit leaks

If your washer is in a condo, townhome or apartment, the water probably went down as well as out. Ceilings, walls and floors in the unit below may be wet within hours.

Tell your property manager or HOA as soon as you can, and read your governing documents on who handles shared walls and floors. Take photos of both units if you are allowed. Your own policy and the association's policy may both be involved, so ask each what they cover.

Prevention that actually helps

  • Check supply hoses for bulges, cracks and rust at the fittings
  • Replace hoses on a schedule your appliance maker suggests
  • Close the supply valves when you leave for a long trip
  • Leave a few inches of space behind the washer so you can see leaks
  • Clean the lint trap and drain filter if your machine has one
  • Consider a drain pan with an alarm under the washer
Local note

Laguna Hills: the 48-hour rule and shared walls

Laguna Hills has a mix of single-family homes, condos and townhomes, and the 48-hour rule applies equally to all of them. Photograph the wet area, begin extraction within the first day, and keep your drying log.

If your unit shares walls or a floor, start the conversation with the HOA early. Written notes and dated photos help, and we make no claims about specific pipe materials or building codes, so ask your management company about those.

Odor, soap film and what to do about them

Gray water leaves lint, detergent and organic residue behind. That residue can smell even after the floor looks dry, which is one reason cleaning counts as much as drying. Dried gray water is not the same as a cleaned surface.

If a musty smell lingers after drying, treat it as a sign that moisture remains somewhere. Mold needs moisture, and the moisture source gets fixed first. Questions about health belong with a physician.

Call before it spreads

Stop the water, photograph it, and call (949) 670-0939. Water damage cleanup covers contaminated water and the surfaces it touched. Afterwards, water damage repair rebuilds drywall, trim and flooring once everything is dry.

Washing machine leak questions

It depends on the source. A supply hose delivers clean water at first, while drain discharge is gray water, Category 2 under IICRC S500 categories.

Category 2 left over 48 hours may become Category 3. The EPA also advises drying within 24 to 48 hours to prevent mold.

For a tiny amount of clean water on a hard floor, maybe. If water reached drywall, carpet or another room, a moisture meter should confirm it is dry.

That depends on your policy, the association's policy and your governing documents. Report it right away and ask each party in writing.

Carpet pad that held gray water is generally discarded. Carpet may be cleaned and dried if it was acted on early.

Policies typically treat sudden hose failures differently from slow leaks. Read your policy and call your insurer. We do not decide coverage.
