First answer: moisture, then depth

Mold on wood means the wood has been damp. The first step is to find the source and stop it, because cleaning damp wood just resets the clock.

Then check depth. Under about 10 square feet is often a homeowner job according to the EPA, while the CDPH says to call an experienced contractor above 100 square feet. In between, the depth of growth in the wood decides.

Surface growth or deep growth

This is general technique, not a lab test. A moisture meter and a screwdriver tell you a lot.

Surface growth

Spots or fuzz that sit on the face of solid, firm wood. The grain is intact and the screwdriver tip does not sink in. These can often be cleaned and dried.

Deep staining

Dark color that runs into the grain, especially on unfinished lumber. Sanding or wire brushing may remove the top layer but not what is below, so this needs assessment.

Soft or crumbly wood

Fibers that dent, flake or break when probed point to long-term moisture. That wood is often a replacement candidate, and framing repairs may need a permit.

Plywood and OSB

Engineered sheathing swells and delaminates. Moldy or swollen panels in an attic or crawl space are usually cut out rather than cleaned.

Testing wood with simple tools

Press a flat screwdriver into the board at a stained spot and at a clean spot nearby. If the tip sinks easily at the stain, the fibers have broken down.

A pin or pinless moisture meter gives a number for how wet the wood still is, and a flashlight held at a low angle shows raised grain or swelling. Note readings on several boards, because moisture usually travels along a path from the source.

Write down what you find and photograph it. A crew or building official will ask for the same details.

A homeowner cleaning checklist

For a small patch on firm, solid wood:

  • Fix the moisture source first and confirm with a moisture meter that the wood is drying.
  • Wear an N95 respirator, gloves and goggles, and cover nearby items with plastic.
  • Do not dry-brush or sand. Both throw dust into the air.
  • Wash with non-ammonia detergent and hot water, using a stiff brush and a damp cloth. Do not soak the wood.
  • Vacuum with a HEPA vacuum rather than a household one, which can blow fine dust back into the room.
  • Dry the wood fully with air movers or a dehumidifier. EPA guidance is to dry water-damaged areas within 24 to 48 hours.
  • Check the same spot after rain and a few humid days for returning growth.

Hot water and detergent come first. Bleach, per the CDPH, is only an option after cleaning, at 10 percent for about 10 minutes, and never with ammonia.

Decks, floors and framing differ

Exterior decks and fences weather and gather algae and mildew-like growth. Washing with detergent and a brush usually handles the surface, but rot at the joints or posts is a structure question.

Hardwood floors with dark staining often mean water came from below. That belongs with a moisture check of the subfloor before any sanding. Sanding too early traps moisture, so see our water damage repair page for how repairs are sequenced.

Attic and crawl space framing is hard to reach and hard to see. A crew with a thermal imaging camera, moisture meter and HEPA gear is a better fit than a weekend scrub.

How a crew handles wood

These are general crew practices. Ask any company whether its crews work to the published ANSI/IICRC S520 standard for mold.

  1. Contain

Plastic barriers and a negative air machine keep dust from moving through the house.

  2. Remove loose growth

HEPA vacuums pull off surface material without blowing it back into the air.

  3. Clean or abrade

Technicians use detergent washing, and where appropriate controlled abrasion, on solid framing.

  4. Replace what is compromised

Soft or deeply stained members are cut out and sistered or replaced.

  5. Dry and verify

LGR dehumidifiers and air movers run until meter readings meet the drying goal.

Larger jobs are covered under mold remediation. A crew should explain which method fits your wood before it begins.

Why drying decides the outcome

Clean wood that stays damp grows mold again, so drying is the longest part of the job. Air movers push air across the surface, and a dehumidifier lowers the humidity in the closed space so the wood can release moisture.

Space heaters and open flames are poor choices. Uneven heat can crack wood and does not remove moisture from a closed cavity. In an attic or crawl space, ventilation openings and any vapor source on the ground matter as much as the equipment.

Local note

Laguna Hills: size limits and permits

Use the EPA 10 square foot figure as a rough line for what you tackle yourself. Anything larger, or anything in framing, deserves a professional look. Measure the area with a tape and photograph it before and after.

Repairing or replacing framing may need a permit. Permit rules vary by scope, so call Laguna Hills Building and Safety at (949) 707-2600 at the Civic Center, 24035 El Toro Road, and describe the work before it starts. Keep any written answer with your repair records.

Next steps

Photograph the wood, note where it sits and probe a few spots with a screwdriver to see how deep it goes. If it is soft or large, call for a crew.

Mold on wood questions

Surface growth on firm, solid wood can often be cleaned with detergent and hot water, then dried. Deep staining or soft fibers may mean replacement. Have a professional assess anything large.

Not always. Mold shows moisture, while rot is fiber decay. Probe the wood with a screwdriver. If it is soft or crumbly, the framing needs a professional look.

Not as a first move. Dry sanding throws dust into the air. A HEPA vacuum, detergent wash and controlled work by a crew are safer.

It is a crew practice because a standard vacuum can exhaust fine dust back into the room. If you own one rated HEPA, use it for the cleanup.

Permit rules vary by scope, so ask Laguna Hills Building and Safety at (949) 707-2600. Mention that the work is mold-related framing repair.

The EPA does not recommend routine biocide use. The CDPH allows 10 percent bleach only after cleaning, for about 10 minutes and never with ammonia. Bleach does not repair damaged wood.
